Site Location
Hawke Ridge Business Park is a 14.67-hectare site located just off the Hawkeridge Road roundabout, around 1.5 miles north of Westbury. It sits opposite the West Wiltshire Trading Estate and currently benefits from planning permission for industrial and warehousing buildings.
Although the site was allocated for employment use in the Wiltshire Core Strategy, it remains vacant. Some infrastructure — including the roundabout and advanced landscaping — has already been delivered.
HPH and Bellway Homes are now preparing a planning application to change the existing permission from commercial use to residential, supported by a full suite of technical assessments.
Planning context
- The site has long been allocated for employment use but has not attracted occupiers.
- Previous proposals, including the Amazon distribution centre, have not progressed.
- HPH has already invested in infrastructure that can also support a residential-led scheme, including the new roundabout access and foul water drainage.
- An Environmental Impact Assessment (EIA) Screening Opinion has been submitted to Wiltshire Council, to determine whether a full Environmental Impact Assessment is required as part of our planning application.
